                   AN ORDINANCE TO AMEND ORDINANCE NO. 6958, AS
                   AMENDED, KNOWN AS THE ZONING ORDINANCE, SO AS
                   TO REZONE A TRACT OF LAND LOCATED AT 30 FRAZIER
                   AVENUE, BEING ON THE SOUTHWEST LINE OF FRAZIER
                   AVENUE BETWEEN THE MARKET STREET BRIDGE AND THE
                   WALNUT STREET BRIDGE, FROM C-2 CONVENIENCE
                   COMMERCIAL ZONE TO C-3 CENTRAL BUSINESS ZONE,
                   SUBJECT TO CERTAIN CONDITIONS.

              	   SECTION 1.  BE IT ORDAINED BY THE CITY COUNCIL OF THE
         CITY OF CHATTANOOGA, TENNESSEE, That Ordinance No. 6958, as
         amended, known as the Zoning Ordinance, be and the same is 
hereby
         amended so as to rezone:
                A tract of land located at 30 Frazier Avenue, being
                on the southwest line of Frazier Avenue between the
                Market Street Bridge and the Walnut Street Bridge. 
                Lot ten (10), Block two (2), Frazier's Addition No.
                One (1), as shown by plat of record in Plat Book 4,
                Page 16, ROHC.  Tax Map No. 135E-D-005.
               
         from C-2 Convenience Commercial Zone to C-3 Central Business 
Zone.
              	   SECTION 2. BE IT FURTHER ORDAINED, That this rezoning
         shall be subject to the following conditions:
             
              	   1.	A continuous building edge along the street;
             
              	   2.	Zero setback (built to sidewalk);
             
              	   3.	No development within one hundred (100) feet of
              the river edge;
             
              	   4.	Parking should be limited to the rear of
              buildings;
             
              	   5.   Landscaped according to the proposed landscape
              ordinance requirements;
             
              	   6.	No curb cuts on Frazier Avenue;
             
              	   7.	Minimum of two (2) stories in height and a
              maximum of four (4) stories;
             
              	   8.	New buildings should reflect the traditional
              character of the North Shore development with compatible
              materials, openings and details;
             
              	   9.	No metal buildings;
             
              	   10.	Roofs should be sloped or if flat roofs are
              used, they must be occupied (i.e. roof terraces).
             
              	   11.	Mechanical/electrical/communication equipment
              must be screened from view of the streets and other public 

              places; and
             
              	   12.	All existing easements are retained.
              	   SECTION 3.  BE IT FURTHER ORDAINED, That this 
Ordinance
         shall take effect two weeks from and after its passage, as
         provided by law.
